Prepay your home loan or invest the money?

Prepaying earns you a guaranteed return equal to your loan rate. Investing might earn more — but 'might' is the whole story. The tax break tilts it too.

You have some spare money and a running home loan. Do you throw it at the loan to get debt-free sooner, or invest it and let it grow? The clean way to think about it: every rupee you prepay earns you a guaranteed, risk-free return equal to your home-loan interest rate. If your loan is at 8.5%, prepaying is like earning a certain 8.5% with zero risk — which is genuinely hard to beat safely.

Investing can beat that, but only 'can'. Equity mutual funds have historically returned more than home-loan rates over long periods, so mathematically investing often wins — if you stay invested through the falls and actually earn those returns, which are never guaranteed. Tax changes the maths, but only in the old regime. There, home-loan interest is deductible up to ₹2 lakh a year under Section 24 (Income Tax Department), which lowers your effective borrowing cost — a loan at 8.5% might really cost you closer to 6% after the deduction, making prepayment less urgent. There's a non-financial answer too, and it's valid. Some people simply sleep better without a large debt hanging over them, and being loan-free frees up your monthly EMI cash for life. A sensible middle path many families take: build an emergency fund first, keep investing enough to not miss out on long-term growth, and use bonuses to make occasional prepayments. You don't have to pick one side forever.
