ASSUMPTIONS The gross debt service (GDS) ratio is your housing costs — mortgage or rent, property tax and heating — divided by gross (pre-tax) monthly income. The total debt service (TDS) ratio adds all other monthly debt payments. CMHC guidelines are GDS ≤ 39% and TDS ≤ 44% for a default-insured mortgage; some lenders allow higher with strong credit. For condos, lenders also include a portion of condo fees in GDS.
